Home Buying Steps


If you have not yet decided on a mortgage lender, I can recommend several local for you to contact. Your lender will help you determine your spending limit  by analyzing your income and debt. Typically, your monthly mortgage payment (principal, interest, taxes and insurance) should not exceed 28% of your  monthly gross income and your total debt should not exceed 36% of your monthly gross income.

Acquire a pre-approval letter from your lender

A pre-approval letter will strengthen your offer and show the Seller you are a serious Buyer. Due to more stringent lending standards, many Seller’s now require a pre-approval letter to be submitted with all offers before considering or accepting any offer.

Locate your perfect home

I will help you search for homes which are listed on the MLS and even any unlisted properties, that meet your desired criteria. Please know, I can show you any home listed on the MLS, even if it is listed by other real estate companies. I will provide you with valuable advice and market analysis to serve your best interests.

Submit a Contract Offer

Once you have chosen the home which fits your needs, a Contract Offer to Purchase will need to be written and submitted. I will help guide you through the process and negotiate the best possible price.

Earnest money

With the exception of short sales, it is usually typical for the Buyer to provide earnest money deposit to to Seller’s escrow agent, within a specified number of days, upon offer acceptance. The earnest money deposit shows good faith to the Seller that your offer is serious. The earnest money is held in an escrow account and will be credited towards your down payment at closing or returned if any contingencies are not met, based on the terms and conditions which are addressed in your Contract Offer.

Loan Commitment Process

Upon offer acceptance, you will need to contact your lender promptly to apply for your mortgage loan. Once your application has been submitted, your lender will supply you with a good faith estimate of closing costs and order an appraisal. Once the lender has verified all information and cleared all conditions for the loan, they will then supply you with a loan commitment letter.

Home Inspection

I will provide you with several Home Inspection companies for you to consider. A home inspection is very important since it may reveal problems and conditions which were not as obvious during your personal tour of a home. You should schedule the home inspection promptly since it may need to be completed before your lender will order the appraisal.

Apply to any HOA & Condo Associations

Many communities require Buyers to submit an application to be approved by the any respective associations. If required by any association bylaws, you will need to provide a Certificate of Approval from the association at or prior to closing.

Final Walk Through

A walk through is recommended to make sure the condition of the home has not changed since you last looked at it and to verify any agreed upon repairs have been completed. It is usually performed a few hours or days before closing.

Closing Day

I am a full service real estate agent and I will continue right through to closing. I will be at your side to answer any last minute questions and provide any assistance to the closing agent, if needed.
